In developing a new residential tower in Izmir, our goal was to establish a new approach to high-rise living in Turkey. Folkart, known as a progressive and innovative development company, provided the opportunity as part of an invited competition with DOME&PARTNERS.
We proposed two mid-level towers of 31 and 36 storeys, connected by a dynamic low-rise podium. Although the project had a considerable gross floor area, we introduced a podium shape, lush indoor gardens, wood finishes and large balconies for the apartments, creating a sense of space with a human dimension – in contrast to the neighbouring large-scale developments.
Given Izmir’s mild-to-warm Mediterranean climate, the idea was to develop apartments offering generous outdoor space, which became part of the project’s identity, and featuring a sustainable design that would reduce radiation and heat stresses in the building.
The only way we could realise such an ambitious project, comprising such high-quality apartments, was by adopting a modular construction approach, with the building’s outward appearance revealing a typical, square, high-rise development.
Core solutions, floor planning, façade dimensioning and especially balcony shaping follow a strict modular principle, allowing enhanced construction quality but also offering an affordable apartment solution. The result is a building that is accessible to people from all walks of life, and is representative of Izmir’s cultured and socially vibrant identity.
